Broken Seals

Broken seals can lead to leaky pipes due to their failure to create a tight and secure connection between different components. Seals are typically used in areas such as connections and joints, where pipes come together or where they connect to fixtures or appliances.


When these seals break or degrade over time, they lose their ability to effectively prevent water from escaping. This is particularly problematic in older appliances where seals may have deteriorated due to wear and tear over time. 


Another indication of broken seals is the presence of condensation on appliances. When seals are faulty, water can escape through gaps and accumulate on the surface of appliances, leading to visible condensation. This serves as a clear sign that the seals are not functioning properly and that immediate attention is required to prevent further leaks and water damage.

Clogged Lines

Clogged lines can result in leaky pipes, leading to various issues, such as overflowing or burst pipes, obstructions in air handler drain pans, or serious water damage. When lines become clogged, the normal flow of water is obstructed, causing pressure to build up within the pipes. This increased pressure can lead to pipe joints weakening or bursting, resulting in water leaks. 


Additionally, clogs can cause water to accumulate in air handler drain pans, leading to overflows and potential damage to the surrounding areas. If left unresolved, these leaks can result in serious water damage to walls, ceilings, and floors.


To address the situation, identify and remove the obstructions and clean the affected areas. You should also ensure proper water flow through the pipes to prevent further leaks and damage.

Pipe Corrosion

Pipe corrosion is the leading cause of leaky pipes, resulting in significant damage and costly repairs. Corrosion occurs when pipes are subjected to various chemical reactions, primarily caused by the interaction between the pipe material, water, and contaminants.


Additionally, certain water conditions exacerbate corrosion. Low pH levels, high chloride content, and aggressive chemicals in the water supply accelerate the corrosion process. 


As corrosion progresses, it creates pits, cracks, and thin pipe walls, ultimately resulting in leaks. These leaks can cause water damage to the surrounding areas, leading to mold growth, structural deterioration, and potential health hazards.


To mitigate pipe corrosion, you can use preventive measures, such as using corrosion-resistant materials, applying protective coatings or linings, and implementing proper water treatment processes to control pH and chemical composition. 

High Water Pressure

High water pressure can cause leaky pipes due to excessive strain on the plumbing system. When water pressure is too high, it exerts a force on the pipes, causing them to weaken over time. This force can lead to the development of small cracks or gaps in the pipe walls. As a result, water begins to leak out through these weak points.


The continuous flow of water through the pipes exacerbates the problem. The forceful water pressure pushes against the already compromised pipe, widening the existing cracks and creating new ones. This vicious cycle ultimately leads to more significant leaks and potential pipe bursts.


Regular wear and tear, along with temperature fluctuations, can also contribute to the deterioration of pipes under high pressure. The stress caused by the excessive force of water exacerbates any existing weaknesses in the plumbing system, making it more susceptible to leaks. To prevent such issues, regulate water pressure using pressure-reducing valves.
